The first job after a storm is stopping further damage. Tarping and temporary dry-in are not the repair — they are what keeps the next rain from turning a roof problem into a ceiling, insulation and drywall problem.

We get out, get the roof covered, and document the condition before anything is disturbed. That documentation matters later, and it is very hard to recreate once the temporary work is on.

What Storm Damage Actually Looks Like

This is where most homeowners get caught out. Serious wind damage frequently looks like nothing from the driveway.

  • Creased or lifted shingles. Wind bends a shingle back and breaks the seal. It lies back down looking normal. The seal is gone, and the next storm drives water underneath it.
  • Missing shingles or tiles — the obvious one, and usually the least of it.
  • Granule loss in concentrated patches, often visible as sediment in gutters and downspouts.
  • Hail bruising — soft dimples that you feel rather than see, where the mat underneath has fractured.
  • Lifted or displaced flashing at chimneys, walls, skylights and valleys.
  • Damaged ridge and hip caps, which take the most direct wind.
  • Soffit, fascia and drip edge damage, and vents pulled loose.
  • Impact damage from branches and debris.

A roof can pass a glance from the ground and still be compromised. If a named storm has come through and your roof has any age on it, an inspection is worth doing whether or not you can see anything.

Documentation is the part that decides how a claim goes, so we take it seriously.

Insurance Claims: What We Do and What We Don’t

We want to be completely straight with you here, because plenty of contractors are not.

We are licensed roofers, not public adjusters. In Florida, negotiating or adjusting an insurance claim on your behalf is public adjuster work and it requires a separate licence. A roofing contractor who offers to “handle your claim” or “negotiate with your insurance” is describing something they are not licensed to do.

What we actually do, which is more useful than it sounds:

  • Document the damage thoroughly and give you the file
  • Meet your adjuster on the roof, so you are not relying on a stranger’s fifteen minutes to determine the outcome
  • Point out damage the adjuster may not have seen, and explain what we are looking at
  • Provide a detailed written scope and estimate for the repair
  • Do the work properly once the claim is settled

A well-documented file and a contractor standing on the roof next to the adjuster is usually what decides how a claim goes.

A Word on Storm Chasers

After every named storm, out-of-state crews arrive, knock doors, and offer to “waive your deductible” or promise a free roof. Two things worth knowing: waiving or absorbing a deductible on an insurance claim is illegal in Florida, and those crews leave. When your roof needs a warranty call in three years, there is nobody to ring.

Repair or Replace?

Sometimes storm damage is a repair. Sometimes it genuinely is a replacement. We will tell you which, and we will show you why.

Two things that affect the answer in Florida: Florida Statute 553.844 requires hurricane-mitigation retrofits — deck re-nailing and a secondary water barrier — when a roof is replaced. And the 25 percent rule, with an exemption most homeowners have never heard of, can be the difference between repairing a section and replacing the whole roof. We check both before we quote.

Yes, if the storm was significant. Wind damage frequently looks like nothing from the ground — a creased shingle lies flat and looks normal while the seal underneath is broken. You find out the next time it rains hard. The inspection is free.

How long do I have to file a claim?

Florida law sets deadlines for property insurance claims, and they have changed in recent years. Do not rely on a contractor for that answer — check your policy and call your carrier, because the specific window depends on your policy and the date of loss. What we can tell you is that documenting sooner is always better than documenting later.

Will filing a claim raise my rates?

That is a question for your agent, not your roofer. We will not pretend to know how your carrier prices risk. What we will do is document the damage so you can make the decision with real information.

Can you help me with my insurance claim?

We can document the damage, meet your adjuster on the roof, and provide a detailed scope. We cannot negotiate the claim — that is public adjuster work and requires a separate licence in Florida. Anyone telling you otherwise is offering something they are not licensed to provide.

What if my claim gets denied?

You have options, including asking your carrier to re-inspect, or engaging a licensed public adjuster or an attorney. We can provide our documentation to support whichever route you take. We will also tell you honestly if we think the denial was reasonable.
