It depends on the condition of the deck and insulation underneath, not just the membrane. If the substrate is sound, a coating or restoration can add years for considerably less than a tear-off. If there is trapped moisture in the insulation, restoration just buries the problem. We will tell you which one you have.
Interior stains are the obvious sign, but by then it has been going a while. Earlier signs: open or lifting seams, cracking or blistering membrane, standing water more than 48 hours after rain, pulled or damaged flashing at parapets and curbs, and rising cooling costs. Worth an assessment if you have not had one in a few years.
