Florida enforces the Florida Building Code, 8th Edition (2023), and a replacement triggers hurricane-mitigation requirements under Florida Statute 553.844 — deck re-nailing and a secondary water barrier. There is also a 25 percent rule with an exemption most homeowners have never heard of, and it can be the difference between a section repair and a full tear-off. We check it before we quote.

Shingle, Tile, Metal and Flat Roof Options

Asphalt shingle is the most common choice here, and architectural shingles are a real step up from old three-tab in both wind performance and appearance. Tile lasts a long time and suits Florida architecture, but the underlayment underneath is what keeps water out and that is the part that ages — plenty of tile roofs need new underlayment while the tile is still fine. Metal costs more up front and can outlast two shingle roofs. Flat and low-slope systems cover lanais, porches and additions, and they start a surprising number of leaks.
