We tear off the old roof rather than layering over it, so we can see the decking underneath. That is where problems hide. Soft spots, water damage and rotted plywood do not show up on a photo of your shingles — they show up when the old roof comes off. We replace what needs replacing and we show you the pictures.

Not every problem is a replacement. A repair is often the right call, and we would rather do a good repair now than an unnecessary tear-off.

We do not negotiate your claim for you — that is not legal for a contractor to do in Florida. What we do is document the damage thoroughly and meet your adjuster on the roof so the two of us are looking at the same thing. A well-documented file is usually what decides how a claim goes.

It depends on the size and pitch of your roof, the material, and what we find under the old one. Anyone who gives you a firm price before looking at your roof is guessing. We will measure it, inspect it, and give you a written quote that does not move unless we find something we could not have seen — and if we do, we show you before we do anything about it.
Most single-family Brandon homes are a one to three day job once we start, weather permitting. Tile takes longer than shingle. We will give you a realistic timeline up front rather than an optimistic one.
Age is the first clue — if your roof is past fifteen years, it is worth an inspection regardless. Other signs: granules collecting in your gutters, shingles that look curled or bald, daylight visible in the attic, sagging rooflines, or repeated leaks in different places. One leak in one spot is usually a repair. Leaks in several spots usually means the roof is done.
It depends on your policy and on the cause. Sudden storm damage is typically covered; gradual wear and age typically is not. We will document what we find so you have what you need to make the call, but we cannot tell you what your carrier will decide.

Yes. Brandon is unincorporated Hillsborough County, so permits go through the County, and we file them, schedule the inspections and carry the job through final sign-off. You should not be doing paperwork.
Unfortunately, it can be. Florida sun, heat and UV are hard on asphalt, and builder-grade shingle does not always last what the brochure claimed. Poor attic ventilation shortens roof life considerably too, and it is very common. We check ventilation on every inspection, because replacing a roof without fixing the ventilation just starts the same clock again.
