Metal is the system homeowners ask us about most once they start looking past shingle — and for good reason in this climate. It costs more up front. It can also outlast two shingle roofs, which changes the arithmetic considerably if you plan to stay in the house.
Standing seam is the premium system. Panels are joined by raised seams and fastened with concealed clips, so nothing penetrates the surface where water runs. It costs more and takes longer to install. It is what we recommend for most homes when budget allows.
Exposed-fastener metal panel (sometimes called 5V or ribbed) costs less and installs faster. The fasteners go through the panel with a washer at each point. It performs well, but those washers are wear items and eventually need attention — a fair trade if the budget calls for it, as long as you know going in.

Florida Building Code Section 2210.4 requires fasteners and connectors within 3,000 feet of a saltwater coastline to meet corrosion requirements. A great deal of Sarasota County and Hillsborough County’s bayfront falls inside that line.
Beyond the code minimum, FEMA and the Florida Roofing and Sheet Metal Contractors Association recommend 300-series stainless fasteners for coastal work and advise against plain galvanized steel. One more detail worth knowing: aluminum panels need aluminum fasteners. Mixing metals on a coastal roof causes dissimilar-metal corrosion, and it is a mistake we have seen made.

More than shingle up front — there is no getting around that, and anyone who tells you otherwise is not being straight with you. What varies is by how much: panel type, gauge, finish, the complexity of your roof and how much flashing detail it needs all move the number.
What we will not do is quote you a price before we have measured and inspected your roof. You get a written quote with the scope spelled out, and it does not move unless we find something we could not have seen — and if we do, we show you before we do anything about it.

Not the way people expect. The barn-roof sound comes from metal laid over open framing with nothing underneath. On a house with decking, underlayment and attic insulation below it, the difference from a shingle roof is far smaller than most people imagine.
Heavier gauge metal resists dents better than light gauge, and standing seam better than thin exposed-fastener panel. Florida gets far less damaging hail than the Midwest, but it does happen. We can talk through gauge options if it concerns you.
No. Metal does not attract lightning, and a metal roof does not make a strike more likely. If anything, metal is non-combustible, which is a point in its favour.
Some contractors will. We do not. Laying over hides whatever is wrong with the decking underneath, and on a roof you expect to last decades, that is a bad trade for a small saving.
Considerably longer than asphalt when it is installed correctly — which is the important qualifier. The system matters, the fasteners matter and the flashing detail matters. Manufacturer warranty terms vary by product, and we show you the actual warranty document for whatever we quote.
Usually, but not always — slope, structure and the roof’s geometry all factor in. That is what the free inspection is for.
